Market Research - I guarantee to provide you with a written Competitive Market Analysis and assist you in determining the most effective list price for your property. You, however, will have the ultimate say in naming the price.
Home Enhancement - If desired, I will develop a plan to enhance your property’s ability to attract buyers and offer recommendations on local contractors/service providers.
Promotion to Other Brokers – I will promote your property to other Brokers and Sales Associates in the area.
Multiple Listing Service - Your property to appear in the local Multiple Listing Service (MLS). The information will be submitted within 72 hours of listing to achieve maximum impact. Both interior and exterior photos will be included.
Direct Marketing Activities - Promotional materials on your property will be sent to potential buyers. This may include different forms of electronic and/or printed mediums as deemed appropriate.
Yard Sign – I will place a For Sale Sign on your property showing my telephone number and website.
NextMove.us - Your property available on our website, 24/7.
Trulia, Zillow & REALTOR.com® - Your property will be displayed on Trulia, Zillow & REALTOR.com®. Additionally, Next Move Realty, LLC pledges to put your property in a “featured home” rotation on Trulia for added exposure to potential buyers.
Feedback Report – I guarantee to provide you with feedback on a regular basis to keep you informed of local market conditions, showing activity and actions taken to market your property.
Responsiveness - Calls, texts and/or e-mails will be returned promptly, within 24-hours (in most cases, much sooner).
Seller Disclosure - Your written property disclosure regarding the condition of the property will be presented to prospective buyers (and/or their agent). You agree to keep Next Move Realty, LLC informed of any changes in the property and update the disclosure form as needed.
Purchase Offers – I guarantee that all “Offers to Purchase” your property will be presented to you and that I will assist in all negotiations.
Closing the Sale – I will keep close tabs on the process leading to closing and regularly inform you of the progress. This includes monitoring the status contingencies and conditions, coordinating and needed inspections and attend the closing.
