Service Guarantee for Buyers

Counseling & Education – I will conduct a counseling and information session to help explain the process, identify your needs and plan for a property search.

Financing & Pre-Approval – I will link you with a variety of reputable lenders who will discuss mortgage requirements in detail, inform you about available loan programs and complete the pre-approval process.  This will help identify your specific price range and improve your negotiating position when it’s time to make an offer.

Responsiveness - Calls, texts and/or e-mails will be returned promptly, within 24-hours (in most cases, much sooner).

Property Showings – Once a specific price range and loan type if decided upon, I will complete a thorough market search and show you homes in your desired locations that meet your expressed needs.  I will also offer virtual showings through FaceTime as an initial preview and way to help save you time. 

Market Monitoring – The purchase of your home is probably the biggest single investment you’ll make—it only makes sense that it can take time to find the perfect house.  If the initial search doesn’t produce a home that meets your needs, I will closely monitor new listings and e-mail those that meet your search criteria on a regular basis. 

Property Disclosure – I will obtain the seller’s written property disclosure (and any other documents available that pertain to the condition of the property) and closely review with you prior to writing an “Offer to Purchase.”

Negotiation -  Prior to submitting the offer, I will help you develop a negotiation strategy for the property and offer advice on the price and terms.

Offer to Purchase – Once you find the right home, I will prepare a written “Offer to Purchase” that reflects your price/terms and submit it to the seller (or seller’s agent) promptly.

Inspections – For your protection, you should have a home inspection.  I will recommend professional home and pest inspectors. And, should the inspection identify conditions that need to be addressed, I will work with you to request that the seller make repairs in accordance with the terms of the sales agreement. 

Pre-Closing Activities – I will keep close tabs on the process leading to closing and regularly inform you of the progress.  This includes monitoring the status contingencies/conditions and coordinating and needed inspections.

Final Walk-Through – Just prior to closing, I will accompany you on a walk-through of the property to ensure that any agreed upon repairs have been completed and the property is as represented at the time the purchase contract was signed.

Closing – I will attend the closing.

After Closing – I will keep in touch and be available to answer questions and offer recommendations on contractors, service providers, etc.
